Is my Tamworth property flood affected?

Where is the Tamworth Regional Council flood map?

Tamworth Regional Council's flood studies page holds its studies, including the Tamworth Floodplain Risk Management Plan of 2025 and studies for Bendemeer, Manilla, Barraba and Nundle and Woolomin. Its Have Your Say page for the plan links a map of a proposed flood planning area, which is a proposal the checker does not read.

Which Tamworth Regional Council flood layers does the Site Checker read?

The four flood planning areas are not four names for one thing. Each answers a different question, from the 2021 policy map to the overland flow area, and the riverine one names its study per catchment, such as 2016 Bendemeer GHD.

Every one answered a test query on 18 September 2026. Older hazard layers for Barraba, Manilla, Nundle and Woolomin use a low to high scale that would read as a mild modern band, so they are left out.

What is the overland flow flood planning area in Tamworth?

It is Tamworth Regional Council's flood planning area for water running over the ground rather than out of a river: the properties where a 1% AEP storm puts more than 0.15 m of water over more than 10% of the property. 1% AEP means a flood with a 1 in 100 chance of being reached or exceeded in any year. The riverine flood planning area is the other kind, the 1% AEP level in a river or creek plus 0.5 m.

How do I get a flood certificate from Tamworth Regional Council?

Tamworth Regional Council does not list a separate flood certificate on its website. Its 10.7 planning certificate lists flood related development controls among its contents, and is applied for online through the council's Development Hub from its planning certificates page.

Why does the Tamworth Regional Council map differ from the state map?

They are drawn by different bodies for different jobs. The NSW SES Flood Database compiles flood extents from studies across the state, while Tamworth Regional Council's map is the one its planning controls are written against, and a flood planning area usually sits above the 1% AEP extent because it adds freeboard. The flood planning map in Tamworth Regional Council's local environmental plan, on the NSW Planning Portal, is read as a third source. The checker never merges the sources into one verdict, and where they disagree, Tamworth Regional Council settles it.

Does the Tamworth flood map show how deep the water would get?

No. An extent says whether land is inside a modelled flood, not how deep or fast the water is. Flood levels in metres AHD (height above average sea level) come from Tamworth Regional Council, through a direct enquiry to its development engineering team.

If my Tamworth block is outside the mapped area, can it still flood?

Yes. Tamworth Regional Council's hazard mapping covers Bendemeer and parts of Tamworth city only, so a rural lot has less council mapping behind its reading. Land outside every map can still flood from overland flow no study has modelled, and a council can apply flood controls to land its published map does not show.

Is this the same as a section 10.7 planning certificate?
