In winter, the sun sits low in the northern sky, streaming deep into your home through north facing windows. In summer, it travels at a much higher angle overhead. A simple roof overhang blocks the high summer sun while still letting the low winter sun in.
This free heating in winter and natural cooling in summer can significantly reduce your energy bills, without any mechanical systems.

- The plans are real designs from established Australian builders, who build to the National Construction Code. BASIX and the energy rating are settled during design and approval for your specific block and orientation, which is exactly why facing the living areas north matters so much. - A floor plan shows the layout: the rooms, their sizes and how you move through the home. A full set of working drawings adds everything a builder and council need, like elevations, sections, structural detail and the site plan for your block. - Not all of it. Councils set boundaries called setbacks that keep the house a set distance from each edge, and the area left inside them is your buildable footprint.
