Screen a site against the NSW Pattern Book in seconds
Enter a NSW address and every endorsed Pattern Book design is checked against that lot: its zoning, its size, its frontage and its orientation. You get back the designs that work, a plain reason for every design that does not, and the low rise designs that fit drawn on the block.

How it works
Search the address
Type any NSW address. We pull the real cadastral lot: its boundaries, area, frontage and which edge meets the street.
We screen every design
Every endorsed Pattern Book design is checked against that lot — zoning and policy admission, the design's own minimum lot width, depth and area, corner versus mid block frontage rules, and orientation.
See the pattern on your block
Every design that works is listed with the checks it passed. The low rise designs — semis, terraces, row homes and manor homes — are also drawn on your block at their prescribed setback, north up. The mid rise apartment designs are screened for eligibility only, because their site plans are not measured yet.
Who it is for
Small developers, builders and owners weighing up a duplex, townhouse or apartment project under the NSW low and mid rise housing policy. One search screens the whole book, ordered by the homes each design yields on your block.
Two dwellings on one lot
The quickest test of whether a standard suburban block has more in it than the house sitting on it today.
Screen a siteTerraces and townhouses
Multi dwelling housing, where lot width and frontage decide the answer long before anyone draws anything.
Screen a siteManor houses and apartments
Residential flat buildings under the mid rise housing policy, including sites that only qualify inside a transport oriented development area. The apartment designs are screened for eligibility; the low rise manor homes are also drawn on the block.

You are charged by the address, not the design. One screening covers every endorsed design in the book.

Questions people ask us
What is the NSW Housing Pattern Book?
It is the state government's book of pre approved, endorsed designs for low and mid rise housing: duplexes, terraces and townhouses, manor houses and apartment buildings. The designs were commissioned from Australian architects and published so that well designed housing can be built without starting from a blank page.
What does a screening actually check?
Zoning and policy admission first, then each design's own requirements against the real lot: minimum lot width, depth and area, the wider frontage some designs need on a mid block lot compared with a corner, and orientation. You see every check for every design, including the ones that fail and why.
Do I still need an architect or a DA?
Yes. A screening tells you which designs are worth pursuing on a site so you are not paying anyone to find that out. It is not planning advice and it is not an approval — the consent pathway, the detailed design and the assessment are all still ahead of you.
How do I cancel?
From your account page, under Manage billing. Cancellation takes effect at the end of the billing period you have already paid for, and you keep your allowance until then.
