Where is the Maitland City Council flood map?
Maitland City Council's flood planning page opens its flood maps from a View map button. It lists the studies behind them, including the Wallis and Swamp Fishery Creek Flood Study, the Lochinvar Flood Study, the Greta Flood Study of 2019 and the Hunter River Branxton to Green Rocks flood study of 2010.
Which Maitland City Council flood layers does the Site Checker read?
The council publishes the flood planning area of its LEP 2011 Flood Planning Map as a single polygon, and a second adopted layer, its council endorsed flood area. The LEP layer carries no usable date, so the checker takes 2011 from the plan's name, and the endorsed area names no study at all.

Three layers named DRAFT, a flood exclusion zone and two flood risk layers for the development control plan, are left out, because a draft is never read as adopted.
What does being in the Maitland flood planning area mean?
It means Maitland City Council's flood related development controls apply to the lot, and a new habitable floor will generally need to sit at or above the flood planning level, the 1% AEP flood level plus a safety margin called freeboard. 1% AEP means a flood with a 1 in 100 chance of being reached or exceeded in any year. The council notes that Maitland sits on the floodplain of the Hunter and Paterson rivers.
How do I get a flood certificate from Maitland City Council?
Apply for a flood information certificate. Maitland City Council offers a general one and one for a complying development certificate, applied for online through MyCouncil or by phoning Customer Service, and says it gives flood information in writing only, never verbally. Why does the Maitland City Council map differ from the state map?
They are drawn by different bodies for different jobs. The NSW SES Flood Database compiles flood extents from studies across the state, while Maitland City Council's map is the one its planning controls are written against, and a flood planning area usually sits above the 1% AEP extent because it adds freeboard. A withdrawn LEP flood map on the Planning Portal shows as a former map with its date, never as a current control. The checker never merges the sources into one verdict, and where they disagree, Maitland City Council settles it.

Does the Maitland flood map show how deep the water would get?
No. An extent says whether land is inside a modelled flood, not how deep or fast the water is. Flood levels in metres AHD (height above average sea level) come from Maitland City Council, through a flood information certificate.
If my Maitland block is outside the mapped area, can it still flood?
Yes. Maitland's flood planning area follows its 2011 LEP map and the studies behind the endorsed area, so land those studies did not model has less council mapping behind its reading. Land outside every map can still flood from overland flow no study has modelled, and a council can apply flood controls to land its published map does not show.
