A scalable 3 to 6 storey apartment neighbourhood by Bennett and Trimble, with 24 to 216 homes arranged around landscaped courtyards and a public link.

Pattern Book Large Lot Apartments 02 is a mid rise design in the NSW Housing Pattern Book. Bennett and Trimble created it from apartment blocks, single level terrace modules, courtyards and a tree lined public connection that can combine across mid, end, half and full blocks.

The published range provides 24 to 216 apartments across 3 to 6 storeys, from studios to 3 bedroom homes. Four storey and 6 storey matrix schemes are shown below. Three and 5 storey versions are formed by removing typical floors, which is why the full public range starts below the smallest matrix yield.

Will it fit my block?

The smallest published matrix condition is a 36 metre wide by 57 metre deep end block, or 2,052 square metres. The smallest selected mid block condition is 39 by 57 metres, or 2,223 square metres. Rotation 1 starts at 41.5 by 60 metres, or 2,490 square metres.

The 32 cards below preserve every official 4 and 6 storey condition across both rotations, minimum and maximum sites, and mid, end, half and full block assemblies. They retain the source drawing orientation, with site depth at the side and width below the boundary.

The matrix extends to 172 metres wide, 80 metres deep and 12,040 square metres. Each card reports the basement parking matrix yield for that complete building arrangement. The technical drawings show that on grade parking can need additional width and may change the number of apartments, so do not transfer a basement yield to an on grade layout without checking the selected package.

Plans for the base building

The representative 6 storey Rotation 1 basement scheme places four corner apartment blocks and terrace rows around a large communal courtyard. Entries arrive from the surrounding streets, a publicly accessible connection runs through the site, and the basement ramp sits beside the southern terrace row.

The complete level sequence below includes both diagrammatic basement levels, the ground floor, Level 1, a typical apartment level, the roof plant level and the roof. Basement geometry and parking capacity remain subject to detailed structural, traffic, services and fire engineering.

Level 1 and the typical level show how complete apartments repeat around separate lifts and stairs while keeping the central courtyards open. The roof plant and roof plans retain those four clusters, screen plant and service zones, and preserve the courtyard voids. These floor plates are parts of one selected scheme, not yields to add together.

How the design adapts

Four components form the pattern: 4 or 6 storey apartment blocks, single level terrace modules, communal courtyards and a tree lined public connection. These can assemble as a half pattern on a mid or end block, a base pattern across a half block, or a doubled pattern across a full block.

Rotation 1 suits an east to west block alignment while Rotation 2 suits a north to south alignment. The blocks can shift in plan for an irregular site and step in section for up to 4 metres of cross fall. Three and 5 storey blocks are possible by removing typical floors.

Fixed features include the central courtyard, publicly accessible connection, pedestrian and cycle access, sun filled north facing living rooms, corner block form and the relationship between apartment blocks and terrace rows. Flexible changes still have to remain within the pattern parameters and be declared in the design verification statement.

Material palettes

Four hard wearing palettes combine off form concrete, brick or bagged brick, fibre cement sheet, metal roof elements and aluminium privacy screens. Palette A uses light tan and sand brick. Palette B uses cool blue grey brick. Palette C uses pale bagged and painted brick. Palette D uses mid and light warm grey bagged brick.

The facade relies on visible concrete slabs and structure, masonry spandrels, screened windows and balconies, darker metal trim and planted courtyard edges. Any substitutions still need to match the intended colour, profile and finish relationships in the technical package.

Things to watch out for

Dudils screens lot size, orientation and slope, the slope from the national elevation model, which is indicative and not a survey. Separately rule out bush fire prone land, even the lowest BAL rating of 12.5, excluded flood prone land, heritage items and conservation areas, landslip risk, registered easements that affect the building area, coastal hazard and foreshore land, unsewered land and battle axe access.

Confirm the amount and direction of fall from a current survey because the components provide for up to 4 metres of cross fall, not an unlimited slope. Test stormwater, sewer, deep soil, retained trees, fire appliance access, substations, basement ramps and the long public connection before treating a matrix card as a fit.

The larger schemes can have more than one hundred apartments and need early waste, traffic, parking, fire, accessibility, structure and services coordination. The published parking range is 15 to 100 spaces, while some detailed on grade examples show 11 or 13 spaces. Confirm the selected technical package and council requirements rather than assuming the public range is a parking approval.

Overshadowing, overlooking and the relationship to neighbours can reduce the workable height or change a courtyard edge. Ask Good Architect to undertake a site feasibility study before buying land, placing an option or purchasing the pattern licence so these constraints and the likely yield can be tested together.

Cost and approval

The design data lists the standard licence as licence from $25,000 per lot. On 5 August 2026 the official shop displayed a temporary subsidised price of $2,500 against $25,000 and marked that offer sold out. Price and availability can change, so check the shop before purchasing.

The licence package provides technical drawings in PDF and DWG formats, technical guidance, the editable design verification statement and a unique application number. A registered architect must complete that statement and coordinate the chosen components and site adaptation for the development application.

Reduced assessment avoids repeating design review against the Apartment Design Guide, but it does not remove survey, site testing, engineering, traffic, waste, landscape, consultant reports or Class 2 construction documentation. Complete a Good Architect site feasibility study before committing to the land or licence.

What is the minimum lot size for Pattern Book Large Lot Apartments 02?

The smallest matrix condition is a 36 by 57 metre end block, or 2,052 square metres. A selected mid block starts at 39 by 57 metres, or 2,223 square metres, while Rotation 1 starts at 41.5 by 60 metres, or 2,490 square metres.

How many apartments does it provide?

The published whole building range is 24 to 216 apartments. The 4 and 6 storey matrix cards range from 32 to 216 apartments under their basement parking assumptions. Three and 5 storey adaptations explain why the full range starts at 24.

Can parking be at ground level?

Yes. Basement and on grade parking options are included. On grade parking can require extra site width and can change the ground floor and apartment yield, so its capacity must be checked against the selected technical scheme.

Which site arrangements work?

The components combine as a mid block half pattern, end block half pattern, half block base pattern or full block double pattern. Rotation 1 and Rotation 2 respond to the two principal block alignments.

Can it work on a sloping or irregular site?

The blocks can shift in plan for an irregular boundary and step in section for up to 4 metres of cross fall. Dudils screens slope from the national elevation model, which is indicative and not a survey, and it does not screen irregular geometry, so both need a current survey and site specific design review.

What can rule out the pattern?

Bush fire prone land including BAL 12.5, excluded flood land, heritage, landslip, conflicting easements, coastal and foreshore constraints, no sewer, battle axe access, excessive slope, inadequate waste or fire vehicle access, overshadowing and privacy impacts can rule it out or change the scheme.
